Choosing where you live is important, whether in a Home or in a Condo – and in most cases, these properties may belong to one of two major types of association:
A Homeowners Association (HOA) is an organization within a residential community of individually owned homes that manages and maintains shared common areas, enforces community rules, and helps preserve property values. While homeowners are responsible for their own homes and lots, the HOA oversees amenities such as parks, entryways, and landscaping in common spaces, funded by dues paid by residents.
Condominium Associations (COAs) – A Condominium Association is a governing body responsible for managing a residential building or complex where individuals own their units, but all exterior structures, shared spaces, and common areas are collectively owned and managed by the Association. Examples of areas the COA manages include hallways, roofs, parking lots, parks, landscaping, dog waste stations, and amenities, to name a few standard elements. Unit owners generally pay monthly dues that cover this maintenance, plus insurance and reserve funding for future repairs. Many unit owners enjoy peace of mind knowing that they are not responsible for snow removal, yard care, and the upkeep of the exterior of the buildings. This clarity allows community managers to help homeowners understand their responsibilities while ensuring association resources are properly allocated to preserve shared assets.
A cohesive team between the board and manager is key to develop budgets and management criteria that meets or exceeds the expectations of the Association as a whole. One of the necessary budgeting criteria is the ability to build reserves and have 10% reserve contributions every year, to meet financing guidelines for Fannie Mae and Freddie Mac. Why? Any buyer seeking financing will likely have a mortgage backed by Fannie Mae or Freddie Mac. During the financing process, there’s often a request to review the COA budgets and a condo questionnaire, that seeks to understand the financial solvency of the Association – including its current reserves balance(s).

Platinum Property Management uses a secure online management software that offers Association members the ability to manage their own account, with 24/7 access. The account will allow owners to privately and securely submit inquiries, suggest maintenance opportunities, manage contact information, upload documents, and make payments online. The online account will also give access to all of the Association documentation for Budget, Declaration and Bylaws etc.
Our online payment options include credit card payments (2.5% fee) or ACH (Automatic check handling for $1 convenience fee). Mailing checks into Platinum Property Management is also available at no charge.
